Get tips on marketing your home for sale

With new homes going on the market every day, buyers have an abundance of options. If your home is marketed the right way, potential buyers will find it during their real estate search and will in turn request showings. As I meet with prospective sellers, here are some initial marketing tips I ask them to consider as they prepare to list their home for sale:
 
Take advance photographs
Because the majority of home buyers as well as real estate agents begin their search on the Internet, it’s important to have an online gallery of flattering photos showcasing your home. If I'm your  real estate broker I will coordinate property photography, but you can help by taking shots of your home prior to any photography shoot in order to capture the best light, landscaping or views. To the extent that you have photos showing your property at its best moments and in its best light, this will prove a valuable resource to us as prepare to put your home on the market.

Have appropriate signage on your property
If you choose me as your listing agent your property your property will have appropriate signage detailing my contact information for interested buyers and brokers. If you live on a quiet street with little traffic, I may ask a neighbor living on the corner of the nearest busy street if I can place a small directional sign in their yard as well. I may also provide a flyer box with listing flyers outside your home. Property flyers usually include details like number of bedrooms and bathrooms, square feet and price. If we host an open house, we'll also provide flyers as a take-away for potential buyers.
 
Determine the most appropriate online outlets for your listing
As your broker I'll present online marketing opportunities for your property listing. These will include websites that potential homebuyers check regularly.

Schedule an open house
One of the most important ways to market a home is to host an open house. This gives prospective buyers the opportunity to tour your home in person so they can truly get a sense of whether or not they can picture themselves living there. If you choose me as your broker, I'll actively pursue different ways to invite the most potential buyers to the event. If an interested buyer or a real estate agent is unable to attend the open house, I can also host private tours to give buyers the opportunity to view your home.
 
When it comes to marketing your home, leveraging some of these strategies will help enhance its visibility and help drive traffic to it. After all, getting a buyer in the door is the first step in making the sale.
